Terms of Service

Effective May 4, 2026

These Terms of Service (“Terms”) govern your access to and use of RentalPropertyAnalyze (the “Service”). By using the Service you agree to these Terms. If you don’t agree, don’t use the Service.

1. The Service

RentalPropertyAnalyze provides a web-based calculator that underwrites U.S. residential properties as long-term, mid-term, and short-term rentals and models federal tax outcomes under the Short-Term Rental Loophole and 100% bonus depreciation. Outputs are informational only — see our Disclaimer.

2. Eligibility and accounts

You must be at least 18 years old to use the Service. If you create an account or join the waitlist, you agree to provide accurate information and to keep your credentials secure. You are responsible for all activity under your account.

3. Acceptable use

You agree not to:

  • Use the Service in violation of any law or third-party right.
  • Scrape, mass-extract, resell, or redistribute data from the Service or from upstream property-data providers.
  • Reverse engineer, probe for vulnerabilities, or attempt to circumvent rate limits or access controls.
  • Submit content you do not have the right to submit, or content designed to defame, harass, or impersonate any person.
  • Interfere with or disrupt the Service or its infrastructure.

4. Third-party data

Property records, valuations, and rent estimates are provided by third parties (including RentCast). We do not warrant their accuracy. You are solely responsible for verifying any data point before relying on it for an investment, tax, or financing decision.

5. Intellectual property

The Service, including its software, calculations, copy, and design, is owned by us or our licensors and is protected by copyright and other intellectual property laws. You retain ownership of inputs you submit, and you grant us a worldwide, non-exclusive, royalty-free license to process those inputs as needed to operate the Service.

7. Disclaimer of warranties

THE SERVICE IS PROVIDED “AS IS” AND “AS AVAILABLE” WITHOUT WARRANTIES OF ANY KIND, EXPRESS OR IMPLIED, INCLUDING WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, NON-INFRINGEMENT, AND ACCURACY. WE DO NOT WARRANT THAT THE SERVICE WILL BE UNINTERRUPTED, ERROR-FREE, OR SECURE.

8. Limitation of liability

TO THE MAXIMUM EXTENT PERMITTED BY LAW, WE WILL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES, OR FOR LOST PROFITS, REVENUE, DATA, OR GOODWILL, ARISING OUT OF OR RELATED TO YOUR USE OF THE SERVICE. OUR AGGREGATE LIABILITY FOR ANY CLAIM ARISING FROM THESE TERMS OR THE SERVICE WILL NOT EXCEED ONE HUNDRED U.S. DOLLARS (US$100).

9. Indemnification

You will indemnify and hold us harmless from any claim, demand, loss, or expense (including reasonable attorneys’ fees) arising out of your use of the Service, your inputs, or your violation of these Terms or any law.

10. Termination

We may suspend or terminate your access to the Service at any time for any reason, including violation of these Terms. You may stop using the Service at any time. Sections 4 through 11 survive termination.

11. Governing law

These Terms are governed by the laws of the State of Delaware, without regard to conflict-of-laws rules. Disputes will be brought exclusively in the state or federal courts located in Delaware, and you consent to personal jurisdiction there.

12. Changes to these Terms

We may update these Terms from time to time. Material changes will be reflected by a new effective date above. Your continued use of the Service after changes take effect constitutes acceptance.
